HOW DO I KNOW IF THERE ARE ANY AVAILABLE APARTMENT OPENINGS?
Please check the availability listing for unit information and availability dates? When a tenant provides their 60 days written notice to vacate a unit, we will post the unit as available.

HOW DO I BEGIN THE APPLICATION PROCESS?
If you are interested in renting an apartment available through Kennedy Property Management Services, please go to our online application page. Print out the complete application form.  Complete the form. INCOMPLETE FORMS WILL NOT BE CONSIDERED FOR RESIDENCY. You may scan the completed form and email it to us. There is an email address at the top of the application form. You may fax the completed form to 716-768-5058.

Your application will be processed. We will run appropriate background reports. Upon completion of the assessment. Our property manager will contact applicants to schedule a viewing of the available apartment.

IS THERE A FEE TO APPLY?
Currently we do not charge a fee to apply. We do however reserve the right to change this policy at a future date, if we deem it necessary.

DO YOU RUN A CREDIT CHECK?
Yes. We are currently in the practice of running an Experian Credit Report on all applicants. We verify current employment and status. Also we may, depending on rental history, contact previous landlords for a reference.

WHAT DO YOU REQUIRE AS A SECURITY DEPOSIT?
The security deposit is the equivalent of one month’s rent.

DO YOU REQUIRE A LEASE?
Yes. We use a one (1) year lease agreement. There is also a lead based paint rider and a utility agreement.

WHAT IS A UTILITY AGREEMENT?
This agreement provides the tenant with the names and telephone numbers of all the local utility companies.   When you sign your lease, our property manager will explain what utilities are included with your rent, and which utilities you will be required to maintain on your own.

ARE ANY UTILITIES STANDARDLY INCLUDED WITH ALL PROPERTIES?
Yes. We provide water, sewer and trash pickup at all our locations.

ARE APPLIANCES INCLUDED IN ANY OF THE UNITS?
Yes.  Stove and refrigerator are provided in all units. Some may contain microwaves or dishwashers.

DO YOU ALLOW PETS?
Unfortunately we are no longer allowing pets in our rental units.

DO YOU PROVIDE SNOW REMOVAL?
Properties are plowed and shoveled regularly during the winter months.

DO YOU PROVIDE LAWN MAINTENANCE?
Lawn care is provided by our maintenance staff for all multifamily units. Those who rent individual single family homes, are responsible for mowing their own lawn.

WHAT HAPPENS IF MY UNIT NEEDS A REPAIR?
Your move in letter will provide all the information necessary.  It includes contact information and office hours of operation.

WHAT HAPPENS IF THERE IS AN EMERGENCY THAT OCCURS AFTER HOURS?
An emergency is an instance where the resident has lost power, heat, water or there is flooding in the apartment. We have staff available 24hours a day to address these emergency situations. Residents are given the Emergency Services information when they sign their lease and receive their move-in packet.

DOES KENNEDY PROPERTY MANAGEMENT SERVICES REQUIRE RENTERS INSURANCE?
No.  It is strongly recommended, but not required. When making this decision please keep the following information in mind.

  1. Renter’s insurance is fairly inexpensive. Possibly $15 – $20 monthly.
  2. Most insurance companies offer discounts if you combine renter’s insurance with other policies like auto and life.
  3. Consider the value of your belongings. This can add up quickly (sofa, chairs, television, stereo, all other electronics, and on, and on)
  4. Most landlord’s insurance covers the actual building itself, not the tenants possessions. Maybe not even that if the damage is caused by a tenant.
  5. Frequently renter’s insurance will cover more than the on premise hazards, such as theft.
